For a major renovation of a restaurant they have made a major substitution of old kitchen appliances to new, more efficient equipment. Can this be included into the energy modeling of the proposed design? This of course will have a major impact on the cooling demand.

Yes you can take credit for it. It will have to be submitted as exceptional method. So you basically have to run the simulation without the improvement and than with the improvement. Also you will probably have to compare the ASHRAE baseline in regards to interior load for the kitchen with your new equipment. Not old vs. new. I hope that helps.
