I am cleaning up a project I was not the LEED AP on. As I was making sure the MRc4 & 5 credits were all inclusive and cross-referencing them with the IEQc4 credits, I realized that this Client did not include the IEQ materials such as adhesives, sealants, paints, coatings, etc. in the MRc4 & 5 credits. The problem is that this project is over 2 years old and I cannot go back to Subs to get the costs of these materials. The Owner and PM do not have them either. The CI budget on this project is $185,670.59. The furniture budget is $140,072.00. The recycled content is currently at 29.57% and the regional materials is at extracted: 43% and manufactured: 62.2% due to the $140,072.00 budget of reused furniture. I can't imagine that the total cost of all the IEQc4 products would throw these numbers off enough to cause them to lose points. I have added $20,000 into the ID+C calculator for IEQc4 products to see if the recycled content falls below 20% and it comes out at 26.69%. Still earning 2 points. What would you recommend I do since my Clients are unable to obtain the material costs for the IEQc4 products and they truly deserve to earn these MRc4 & 5 credits? Thanks!

Jennifer - I am not sure I agree with the 2011 statement above that all adhesives, paints, and coatings need to be included. Some may be specified in other divisions than the ones you have to report (CSI MasterFormat 2004 Divisions 03-10, 31 (section 31.60.00 Foundations) and 32 (sections 32.10.00 Paving, 32.30.00 Site Improvements, and 32.90.00 Planting) only.) That said, here’s what I would suggest in your situation. 1. Contact the general contractor or sub(s) and get a ballpark value for these missing materials. Make sure to ask them for a high estimate. 2. Insert this value into your calculations. 3. I think you can explain as you have done here to the review team that the extenuating circumstances (Use Special Circumstances on the form) and that based on the estimate you have received and checked, your team deserves the credits - despite not having the exact cost. OR, use your $20K estimate and follow Step #3 above. Good luck! I think you can make a good case.
