We have a 2-story bldg. over 25,000 sq.ft. that has offices and anicllary spaces; one adjacent 2-story high theater; and one adjacent 2-story high Gym.
We are modeling it as one HVAC system for the 1st Floor and one HVAC system for the 2nd Floor (VAV, #6). Then, we are modeling the Theater as a separate HVAC heat pump system and the Gym as a separate HVAC heat pump system as well (CV, #4).
Is our modeling approach correct ?

If the spaces have a different schedule, occupancy or process loads according to G.3.1.1b then the baseline system can be #3 or #4 depending upon heat source. Specific differences are defined within this exception.
So your baseline system scenario sounds possible.
