Which parking spaces should be counted?

I'm going to take a shot at this as I have a similar situation. I presume that if your lease includes parking spaces, you can assess the ratio of spaces to square footage or "use" per applicable zoning or the Institute of Transportation Engineers Handbook. If there is general access to the same parking as the rest of the building, then you have to show that the parking for the building complies with the applicable standard (my situation). If your tenants are being charged individually for their parking, then parking is considered "not provided." Tristan, I think you will attract many more comments if someone begins to respond to these comments. I have not left comments as it seemed clear I wasn't going to find answers here or even discussion. I leave this comment not because I think is is right but because it seems reasonable to me based on where we came from (v2009) and I hope to stimulate others to share what they are doing and thinking as we begin to utilize v4 going forward.
