Hi
we are putting a proposal for a new project that is 70% residential (about 10 stories high), 20% retail and 10% hotel
all the residential buildings are separate identity buildings while they are all connected at lower levels with the retail I mentioned above
all residential buildings are identical in nature... so we can go for group certification but it says in the description that all constituent buildings have to classify under same LEED rating system
can you please help us in deciding what rating system we should go for...
(early concerns like will we have to do separate assessments for each building and thus separate energy models etc)

Your group certification would likely best qualify under Core and Shell. I typically see group certifications under CS, as they tend to be mixed-use projects being constructed by an Owner who does not intend to occupy much, if any, of the spaces within these buildings. In your case, since the Owner will not occupy the residential, hotel, or retail portions of the project (or at least not more than 50% of them), then CS is your best bet. Hope this helps!
