We are investigating the possibility of some renovation work. At the smallest it would be a connector from a second story walkway/hall over to an existing escalator platform. At largest it could be 8,000 sf of new second level floor space used for storage area or meeting room. The total facility size is 881,000 square feet. This amounts to less than 1% of the total facility. I believe the project would just require us to follow the LEED EB requirements for alterations, as we are within the 1-5 year documentation period - certified under LEED EB 2.0. There is another thought that it would be a new submittal under LEED CI. This is not a "tenant finishout". The facility owner is in charge of the renovation and while that area would be inaccessible during construction the building would not close. Please advise.

Your EBOM certification will not be affected by the renovation of the second floor walkway or entire second floor. You would just want to recertify after your 5-year period. If you wanted to certify the second floor renovation, your could submit the renovation for CI certification. Renovations by the building owner that are not "major renovations" do not have to be a tenant fit-out in order to be designated for CI certification. The fact that your building is already EBOM certified would actually allow you to earn points under SSc1 for your CI certification. If you were to only renovate the walkway on the second floor, my initial guess is that it would be too small of an area to submit for CI certification. Note that, under CI certification, you would be required to specify that only the second floor was CI certified in your marketing materials for the building and, in some cases, through the use of signage.
