We are looking at this for a building that is on a plaza and next to green space (athletic field) and a body of water (lake). There is only pedestrian and bike access to the building via the plaza. The nearest road is across the green space (athletic field), however pedestrian hardscape areas around the building are designed for firetruck access in case of emergency. So, do we earn #8 automatically because the project is not adjacent to any "vehicle travel way"?

Might it depend on what's in/out of your project boundary? If your green space is in your boundary and abuts a vehicle travel way, I think you'd still have to provide the trees between. Otherwise, maybe you're in the clear?
