Visitability requirements for multiunit redsidential towers with several stories ?

Hi, All!

The "Visitability and Universal Design" credit states three types of dwelling units for projects with new DUs - detached single, attached single, buildings with 2 or 3 DUs. The project should contain at least 1DU from each type. 

Our project contains only new multiunit residential towers. Does this mean, that we do not have opportunity to take this credit?

Marine, your project is covered in the last paragraph of Case 1 stating that multiunit buildings with four or more dwelling units must design a minimum of 20% of the units to meet the requirements of either Option1 universal design features throughout the home, Option 2 kitchen features, or Option 3 bedroom and bathroom features. Great question! You’re correct that the "Visitability and Universal Design" credit under LEED for Homes (or similar rating systems) is specifically structured for projects with new dwelling units (DUs) across three types:
  1. Detached single-family
  2. Attached single-family
  3. Duplexes/triplexes (buildings with 2–3 DUs)
If your project consists only of multiunit residential towers (i.e., buildings with 4 or more DUs), then unfortunately, this particular credit would not apply—it’s not designed for high-rise or multiunit-only developments. The credit intent is to promote accessible design in low- to mid-density housing types. That said, you might want to explore other credits related to accessibility or aging in place, which may better suit your building type. LEED BD+C or LEED Homes Midrise rating systems might offer different paths more aligned with your project. Hope that helps clarify!
