We have a project that consists of two buildings. Both are served by one heating and cooling plant located in one of the building. Both buildings are new construction and are pursuing LEED. So my question is do we still have to treat the plant as district energy or we can model it as the buildings' own plant. (the plant is only used to serve the two buildings) Thanks in advance

Will both buildings be part of the same LEED submission? Or will they be submitted separately?

Due to a contractual agreement, the two building will be submitted separately.

Model it as district energy. If it was all one submission you might be able to model it as its own plant.
