My project is a high rise office building planned in an area that was previously industrial zone. ten years ago, the city changed the zoning to allow residential and office buildings and commercial uses. several high rise towers have been built and/or approved in proximity to my project. My question is: when i do the surrounding density calculation, do i use the FAR of the approved high-rise buildings or the existing (1-2 story) structures nearby?

Hi Sarit, only existing buildings would apply.
Option 2 includes this guidance: "To be eligible, uses that are planned but not currently operating must be occupied within one year of the date of the LEED project’s initial certificate of occupancy. " I think it would be reasonable to apply the same guideline to Option 1 for buildings that are under construction at the same time as your project. That would exclude buildings that are approved but may not actually be completed. I'd still ask USGBC to be sure you can count those, but it seems like a good middle ground to be able to count buildings in progress.
