NC-v4 LTc4:Surrounding density and diverse uses

surrounding density

1. we are doing a project in which surrounding density is not met but there is a scope for developement in the near feature.Can we consider the points for this surrounding density credit.

2. If the point can be consider what is the requirement and supporting documents to be provided ?

3. Is there any specific time period for the developement to take place?

Hi Poovarasan, A big part of the Surrounding Density and Diverse Uses credit is that project sites and other new construction buildings are developed in areas that already have existing infrastructure around it. As far as I know, there is no timeframe provided or available for something like planned development related to this credit. The surrounding project area must already be near existing infrastructure, not planned.

While the v4 reference guide allows planned developments for the diverse use option, I don't believe it applies to the density calculation.
