Hi,
I'm currently working on a mixed-use Hotel and commercial space in Chicago. I was wondering if Hotel guests would be accounted for in determining number of bike racks or storage space. It is most likely that the hotel guests will be traveling to the hotel by public transportation/train or bus lines. Since the number of peak transients fluctuate for the hotel, the number of spaces required for this credit seems a bit high, especially for an urban setting. Is there a special case for determining number of bike racks/spaces required for Hotels?

Unfortunately, there is not general LEED guidance or language to handle this type of situation. Instead, GBCI handles this on a case by case basis via CIRs. The short answer is some hotel projects have gotten allowances to exclude portions of the guests from the bike calculations under certain circumstances per the CIR process. See v2.1 CIR Rulings dated 6/4/2003, 8/7/2002, 9/14/2006, a v2.2 CIR Ruling dated 1/23/09, and a v2.2 CIR Ruling dated 6/22/2009.
But this is not accepted across the board and does not apply to all hotel projects. I would submit a CIR if your project is counting on this credit. Include a detailed narrative that uses real data (this was specifically requested when I was going through this with GBCI) to support which portion of occupants you exclude and why.
