Spaces left for future use should be simulated as conditionned?

Dear community, I have a project where some spaces will be left for future use, while most of others are designed and built for immediate use. I am wondering if I must include them as conditionned or unconditioned zone. Many thanks,

You will want to review LEED Interpretation 10102 in detail (assuming it was posted before your project was registered). There are a variety of additional requirements for LEED-NC projects which include incomplete spaces like you describe. For EAp2/EAc1, my understanding is that the energy model should be simulate those spaces as fully fit-out with the fit-out being identical in both the baseline and proposed cases (i.e. you can't claim any savings in those future spaces). This essentially means that the rest of the building/areas you fit-out now will need to be just a little more efficient to help carry the unknown/potential energy use of the incomplete spaces.

Thank you very much. That is my interpretation of table G3.1, too. Those spaces may be simulated fully fit-out as office spaces by default.
