My LEED project will be using a garage that will be designed to serve multiple buildings. It will use a shared parking scenario to reduce the total amount of parking for the 4 buildings it serves. The garage falls outside of my LEED project boundary since it will be serving multiple buildings. I do not know if the other projects will be going for LEED.
My question relates to the 5%. What would the 5% apply to in my situation? The whole garage? The code required minimum parking for my building? Or the relative proportion of parking we will be using of the entire garage?

Hi José. I had the same situation recently in one of my projects and I think I can help you. Please see what GBCI technical team answered me:
- This credit requires that preferred parking spaces must be provided for low-emitting and fuel-efficient vehicles for 5% of the total vehicle parking capacity of the site, unless there will be areas with restricted access/reserved spaces for the LEED building.
- Alternatively, the project may provide documentation, such as site plans, photographs, and/or a narrative, to confirm the number of parking spaces reserved for the LEED project occupants and how the parking spaces will be reserved. In this case, the documentation must consistently report the parking capacity that is reserved for the building occupants and how it is reserved.
- Provide documentation confirming that the designated parking spaces in the parking garage are the shortest combined driving distance from the parking garage entrances and walking distance to the project building's main entrance(s).
In this project, the parking was also located outside the LEED project boundary, and the attached building that shared the parking spaces with the LEED certified building was not pursuing certification.
