What will be the effect on energy consumption if i model conditioned (warehouse) space as semi-heated space by using system type#9 or #10 in baseline.
my dominant baseline system type is #5 (VAV)

Too many variables to say for sure. Heating efficiency is about the same. Fans are constant vs VAV. No cooling energy. In general the consumption should be lower but possibly not in all cases and climates.

Your warehouse loads are likely more than 10 btu/sf different than the rest of the building, in which case you would have to use a secondary system (type 3 or 4) for that zone anyway. In this case, the primary benefit of this change would be modeling simplicity because you wouldn't have to fool with the DX component of systems 3 or 4.

thank you so much sir(s). If we model warehouse as conditioned space in baseline case (where as it is actually a semi-heated space : proposed), identical cooling should be model in the proposed which might be not much benefited. If we use system type 9 or 10 which doesn't require cooling thus no need to model cooling in proposed/baseline case , results in more savings.

The typical workaround for what you described is to simply set the thermostat high enough so the cooling never turns on in your baseline case.
