Hi,
Our project building is retail facility and has 4 above grade floors. The entire facility is conditioned. There is a parking floor above the retail floors. The parking lot floor is unconditioned and covered by a roof. On the roof there are uncovered parking lots.
According to Interpretation 10235, "Roof area that consists of functional, usable spaces- such as helipads, recreation courts" can be exempted from SSc7.2 calculation.
My question is if the rooftop parking area in our project can be exempted from SSc7.2 calculation, because parking lot could be assumed as functional usable space. Any comments are appreciated.
Thank you,
Noriko

Hi Noriko, Have you seen Interpretation #2293? "CIR Ruling dated 9/24/2001 rules that the top deck of an above-grade parking structure is to be considered non-roof impervious area. If thhttp://www.leeduser.com/sites/all/themes/leeduser/images/form-submit.gife podium deck covered conditioned space, then the deck could be considered as a roof (for portions not being used for parking). Applicable Internationally."

Hello Marilyn,
Thank you very much for your reply. We are experienting both cases. According to the CIR, if there are parking spaces on the entire rooftop area above conditioned spaces, we should evaluate the parking spaces under SSc7.2 as a roof. Our concern is that it seems impossible for parking spaces to be finished with high SRI materials, since it would usually be concrete or asphalt finish. If you have any good idea to achieve this credit under this situation, please let me know. Thank you.

I have the same issue on a project; parking on top of conditioned space. CIR 2293 seems to be saying the actual parking spaces are non-roof, but drive aisles and other areas are roof.
"... (for portions not being used for parking)."
Am I interpreting this correctly?

Noriko, have you thought about contacting GBCI? Though I interpret the CIR similarly to you and Charles, it might be helpful to have them clarify so you can plan accordingly.
