LEED Rating System Selection

Residential or New Construction rating system?

Hi,

please, could someone explain the difference between the "Residential: Multifamily" rating system and the "BD+C New Construction" rating system? Why should somebody choose one or the other system? Do I understand correctly that it is possible to use both for a 10-story residential building, for example?
