A project (consisting of four separate buildings on a shared parking garage) will be certified according to v2009 NC. The building owner will occupy approximately 80% of the total building and rent out the rest (one of the buildings).
The question arose what would happen with the LEED certification if the owner would decide to sell the rented building? Would have any impact (after certification)? Are both parts (with different owners) still certified, or would they have to be reconsidered separately? I haven't thought of such a scenario before and cannot find any logical answers thus far... I would be grateful for any kind of help!

Tim, first backing up a little bit, LEED-NC v2009 is a rating system that is applied to a single, whole building. You should consult with MPR2, but you are most likely looking at four LEED certifications, and not one.LEED-NC is a rating system for design and construction. If ownership of the certified building is transferred, the certification transfers with it. For keeping LEED and overall sustainability efforts up to date on all these projects, the owner(s) should consider enrolling (after occupancy) in LEED for Existing Buildings.

Hi Tristan, thanks for your reply. We've already gotten feedback from the USGBC/ GBCI, that the project can be registered as one - since it is a functional unit, within a single site, and is joint by built surfaces (like the underground parking etcetera). So luckily, that's not an issue at all. I know that the LEED NC certification can be transferred to a next owner, but the question is what happens if ownership is only partially transferred. Do both entities (with different owners) remain certified - thus making two certified projects out of one?

The entity being certified is the project, not the owner. The new owner will be a percentage owner of a LEED certified project, just like they will be the percentage owner of the project as a whole.Does that make sense? I'm not sure how else to state it.
