Hi On my CS project office mixed with top floor of apartments will be private terrace and I read that private vegetated terraces do not counted towards SS c5.2 so I understand that they also do not counted under SS c7.2 and shall be deducted from total roof area Am I right? If private terrace will be ceramic tiles finished than shall be counted in the total roof area? In both options private terrace serve as a roof surface for conditioned spaces below.

Roof area covering conditioned space should be included in the calculations for SSc7.2 Heat Island Effect Roof. You might find LEED Interpretation ID#3126 helpful as you navigate this question specific to terrace spaces.
