Hi,
I am working on a project that has a two phases of construction. Phase 1 consists of constructing a new building and sitework. Phase 2 involves demolishing an existing building and paving over that space for surface parking lot. Both phase 1 and 2 are scopes of the design team and are on the same overall (continguous) site. Both are within the LEED Project Boundary currently, however, we plan to get the building certified after phase 1 is complete. Phase 2 may or may not be performed by the same contractor.
How should I best represent this in the LEED submittal? Thank you!

I had a past v3 project similar to this. It was an existing factory site. They constructed a new factory, next to the existing factory, and modified the site in Phase 1 ...and certified this new factory in Phase 1.
Phase 2 included the demolish of the old factory and install of a new parking lot where the old factory was. This new parking lot now serves the newly built LEED certified factory.
In our LEED application we drew the LEED Project Boundary around the new factory and the immediate site area. We excluded the old factory and site work associated with Phase 2 from our LPB of Phase 1.
