My client is going to renovate a building that they currently own and will be the sole tenant of. Due to financial constraints, they would like to first do a Core & Shell project, and later on a Tenant Build-out (their own).
They would also like to pursue both the CS and CI certifications. As they will occupy 100% of the building, is this allowed?
When the same credit occurs in both rating systems (Reduced Parking, Bike facilities etc) can I pursue the credit twice?
What cons am I missing from this approach?
