we are involved in a project of a new office building pursuing LEED Certification (Core&Shell). In what relates with EAc7 Green Power and carbon Offsets , we have a doubt related with the methodology that we shall follow to calculate the project’s annual energy consumption, considering it is a Core&Shell development.

According to Reference Guide, If the core and shell floor area is less than 15% of the gross floor area, use 15% of the total building area for the calculations. If not, use the actual percentage of core and shell floor area to determine the amount of energy consumption. Given this, we would like to validate that project’s annual energy consumption that is relevant for this credit is calculated as follows, considering that for the purpose of minimum energy performance, option 1 was pursued:

  1. core and shell floor area lower than 15% of gross floor area: whole-building annual energy consumption reported in Minimum Energy Performance x 15%;

  1. core and shell floor area higher than 15% of gross floor area: whole-building annual energy consumption reported in Minimum Energy Performance x % of core and shell floor area. For instance, if the core and shell floor area is 30% of gross floor area, then 30% of whole-building annual energy consumption reported in Minimum Energy Performance shall be considered.
