What is everyone's take on pursuing Option 2 for a major renovation project? A hopeful approach is to target a 75% diversion for the demo and source reduction for the construction phase, but the credit's wording suggests that all "renovation" activites are covered under the 75% diversion and are not eligible for points. Can a major renovation project pursue Option 2?

Hi Adam. Although I have not yet had a project pursue compliance under Option 2, I think there needs to be a clear delineation between what is renovation/demolition waste and what could be considered "new construction" waste. This is, at least, how I would approach it. There needs to be at least 75% of the renovation and demolition waste diverted from the landfill and that if I am constructing new walls as a result of the project, that waste generated from the new wall construction would fall under the total new construction waste line item. The intent of the credit is to divert demolition, as we would under any pathway, but then consider the minimization of waste from new materials brought in, which really starts at the source/procurement of such materials. For a more definitive decision on your project specifically, I suggest reaching out to your review team or a LEED Coach for clarification.
