Hi,
we are evaluating the LEED certification potential of a new winery that will be built in Portugal (using the rating system LEED BD+C: New Construction and Major Renovation).
The LEED Project Boundary includes a greenfield area that will be protect, in line with requirements of SS Credit Site Development – Protect or Restore Habitat. This area offers exceptional conditions for outdoor interaction with the environment (views, contact with natural habitat and vegetal species, etc..) and would perfectly fit the intent of SS Credit Outdoor Space. The idea is to create paths with interest points (e.g., landscape views) and endowed with educational signage.
The question is: is there any incompatibility between the protection requirement (under SS Credit Site Development – Protect or Restore Habitat) and the open space requirements (under SS Credit Outdoor Space) ? Or, by other words, is it possible to use and account the same site area both for compliance with both:
- the protection requirement of SS Credit Site Development – Protect or Restore Habitat (protect 40% of greenfield area)
- the open space requirement of SS Credit Outdoor Space (outdoor spaces greater than 30% of site area, physically accessible and including elements of human interaction) ?

I think this is quite explicitly covered in the credit language—look at the last bullet point.

Just FYI, once we register a project, I usually receive an email notification introducing the project to LEED Coach, where your project can have a specific person to ask questions about your project. They also offer 2 conference calls to help go over lots of questions at once with the project team. We have found that to be particularly helpful. For those, I help the team compile a list of questions (which must be submitted to the Coach ahead of time so they can have the right people on the call from GBCI), and we go over all the topics at once. It has helped quell worries of being able to certify, especially on atypical project types. Just thought I'd mention it.
