NYC's new gas ban!

Hi!

I'd love to hear what you all--especially the New Yorkers--think about the newly adopted gas ban. Is this the bill we were hoping to see? Any concerns or questions?

One question I have--maybe just reveals my ignorance--but it seems to leave the door open to steam hookups, which I guess are still an option through much of Manhattan. Is there a reason that's not something we should be concerned about?

Nadav, Good questions, I am sure there are many opinions out there on this law, in NYC and beyond.  From my personal perspective, the Engineers in NY (Chris, myself and many others) did voice our opinion on the many drafts of this law before it went to vote.  I have to say, what passed is far from perfect, but I feel does a good job of being reasonably comprehensive while also being realistic.  To answer your specific question, yes it does allow for distric (ConEd) steam, and this may still be a path forward for some buildings, but on a positive, that is somewhat limited (it only exists in major Manhattan districts) and it is still quite a costly utility as compared to natural gas.  This makes it easier to show electrification as the economicly preferable path compared to steam (more challenging as compared to gas).  Since its clear electric is the long term push, I don't think steam is going to remain a major driver across the city, despite still being the answer for some buildings. There are a number of exceptions, as you may expect (Hospitals, Commercial Kitchens, some Affordable Housing, Emergency Power, etc.).  And for larger buildings (7 story's and taller) there is a reasonably generous grace period (till mid-2027).  I am sure there are opinions on either side, but at the end of the day I do think it a very impactful law that will ultimately do a lot of good.  A good summary of the law that Urban Green put together can be found here:https://www.urbangreencouncil.org/content/projects/nycs-all-electric-new-buildings-law   - Jeff P.S. sorry I have missed the mothly calls for so long, I've had a project call at exactly that time for most of the year!  Hope to connect with many of you soon.  Best wishes for 2022!
