HI,
We are working on a small soho office tower, about 28 floors tall with a GFA of around 20000m2. We want to use split type or VRV AC unit for the offices instead of doing a full blown chilled water system.
Reading off the LEED and ASHRAE manual, anything non-residential with more than 5 floors will need to use a chilled water system with VAV FCUs as the basecase for simulation, this will make our building impossible to achieve a 10% reduction in energy use.
Has anyone manage to do a LEED office tower with VRV or split unit AC and not use a chilled water system?

I completely agree, realised this after I had originally posted.
We do need to get the 10% saving on each individual building.
Given we have a C&S going for a certified only LEED rating that is not planning installing AC or lighting as each unit will be sold as a mini home/office its actually quite hard to achieve. We have got th facade compliant just and adding shading but to get to 10% overall reuction in energy we are now looking at having to add in very low energy lighting to comply. Has anyone any other experince with Core & Shell minimum offices that are part of a larger building that does not plan to install a large centralised HVAC plant?
Its not as easy a commericial office building being fitted out with a full AC system like we are more familiar with
