Our project is a park shelter with 150 occupants at peak occupancy over the weekend. Local ordinances do not have a minimum parking requirement. We have not added any new parking as a part of the scope of the project. however, there is a parking lot adjacent to the shelter associated witht the entire park with 175 parking spots on it. This will be considered offstreet parking. As Per the ITE calculations, 40 parking spots are required for the shelter. Can we still aim at scoring points for this credit if we make a case under LEED 4.1 as the parking utilization is 25% at maximum capacity and we do not have any reserved offsite parking associated with the project ?
