NC-2009 IEQp1:Minimum IAQ Performance

Natural Ventilation - Brewery Local Distribution Building

I am working on a Brewery Campus expansion that includes a small local distribution building that is utilizing natural ventilation. It meets the IEQ prerequisite 1 for Minimum IAQ Performance per ASHRAE 62.1 section 5.1 requirements, but does not show compliance on the LEED form since it only takes into account window opening. The design includes louvers and roof openings. Also, there are two large roll-up doors where the vans load, can the doors count even though it is within 25'-0" of exhaust. Also, there is a mechanical mezzanine, does it need to comply? Lastly, 11% of the floor area does not comply due to design complexities, is there any exception?

Summer, louvers and roof openings can count towards the area requirements, but if the doors are within 25' of exhaust, I would not count the area. Could you elaborate on the design complexities that affect 11% of floor area. There are typically no exceptions.
