Project is on an urban site, 1.5 acres, brownfield, will be fully built out with a 2 level parking deck with retail on two sides, on top of which 3 buildings and a terrace garden will be built. 2 buildings are apartments, one 5 story, one 7 story, for a total of 192 units. Third building is a 9 story hotel. I assume I would do it as a campus with 4 separate buildings. Would there be an advantage to doing a Group of the two residential buildings? All of this will be built out at the same time. I've done many individual LEED buildings, just not a campus one, so any guidance is appreciated.

Hi Beth,
I've done several campus master site projects, including residential, hotel/office and industrial sites, but have never found the Group scenario to be desirable or cost effective for my clients. If you choose to Group the projects, rather than do campus credits, you still have to do individual energy models among some other things. You only get one plaque for the whole Group which may or may not suit depending on the situation. And you don't get the 20% discount on certification fees that you get using the Master Site/Campus approach for each associated project. You do gain some synergies with a Master Site either way, but it can be fairly minimal a savings depending on what credits your projects pursue. Perhaps someone with actual Group experience would have a different view. Or perhaps if your residential projects are LEED for Homes Midrise the answer might be different. Good luck.

I believe the residential buildings do qualify for Multifamily Midrise, and they would have all the same finishes, fixtures, and systems, so it wouldn't be hard to do them separately. I guess what's throwing me is that the parking garage/retail is the site/campus for the other buildings. I would do that Core & Shell as the retail tenants are not lined up yet. The project qualifies for all the LT and SS credits in any of the rating systems, so submitting that stuff once instead of 4 times would be beneficial.
