Minimum Parking Space Exception

We have a LEED schools project in a suburban setting and the minimum zoning requirement is 114 while the district’s demand for more spaces is causing us to provide 175. The district’s current school lacks sufficient parking for after school events. The after school events and community assemblies will be held in the auditorium which is to seat 650 and the gymnasium to seat 850. The district is aware of this restriction but strongly agrees that 175 spaces is even light due to the quantity and quality of their events that will be held here. Would there be a way to get an exception from the minimum zoning requirement due to the district’s demand in order to achieve this credit?

Hi Anne, this is a tough situation and might be a hard sell to GBCI given the code minimum will be exceeded if the project is built to the district's requirements. I'd recommend you: 1) reach out to GBCI and see if you can make a case for an exception. Do you have anything you can reference that requires you to follow the district's demand on this? Anything that might provide these demands override the code minimum? 2) provide a letter from the owner stating the situation and submit it with your review as a special circumstance or alternative compliance.
