NC-2009 SSc2:Development Density and Community Connectivity

Minimum Density Calculation

In the Sustainable Sites CREDIT 2/ OPTION 1 – Development Density - I don’t understand why “the density calculation is based on a typical two-storey downtown development…” Why not on a 1-storey or 3-storey or more? If in that area, there are some other buildings with more than or less than two storey, how do we calculate? How about in a ten-storey (or 15, 20 or 25 -storey or only 1-storey) downtown development, will the minimum density be changed or not? Could you help me explain this item more clearly to my students? Thanks and best regards Cat

Cat, A typical 2 story downtown development has an approximate density of 60,000 sf/acre. It is only used as a way to provide an example of scale as to the minimum density a project would need to meet the credit requirements. The minimum density requirement of 60,000 sf/acre does not change based on project conditions.
