Hi,
We are starting a study to verify if a specific renovation project could achieve a LEED V4 BD+C certification. What is the scope of work required to qualify as 'Major Renovation'. Is there a guideline or definition available?

The rules can seem fuzzy, but this question usually answers itself once you dig into the details. If you are doing enough work on the building that you can earn enough points to achieve the certification level you want, then it will typically qualify for LEED-NC/Major Renovation. Otherwise, look into LEED for Operations & Maintenance.

I agree, this has often been a difficult question to answer. For complex scenarios we've always had to ask the USGBC for official guidance.
For 2009 projects there was a document called the Rating System Selection Guidance -it's still available at

For v4 there is some general guidance at:

Note the "40/60" rule toward the bottom.
I noticed someone asked the USGBC if there is a guidance document for v4 and the response said to use the "Discover LEED Tool" at http://www.usgbc.org/discoverleed/
