Hi, I have a garment factory and the loading bay is actually inside the footprint of the building, taking up about 10% of the ground floor area. The bay is L-shaped, with access from the front via a low ramp and open to the side of the building (but not accessible by vehicles since its a few feet above ground level). It will have some kind of pull-down door to both doorways, but this may be an open grille rather than something solid . We would not immediately plan to mechanically ventilate the space since the openings are nearly full-height and 25/30 feet wide. Should this be counted as vehicular hardscape/external space? or internal space? If internal space I would assume that its not counted in the vehicular hardscape and since there will be one staff there full time it would be counted as occupiable space which would require us to mechanically ventilate it (a portion of the "L" is more than 25 ft from either open doorway).
