Hello Everyone,
I am preparing a project, which is going to be a newly constructed addition (horizontally) to an existing building. The existing building's function is warehouse/retail/offices and the new wing should be a warehouse with some office spaces. In this case the owner is the same and they will build-to-suit. The new addition is going to have own separate HVAC systems, etc.
In this situation, I have two options for the owner,
1) LEED BD+C NC Warehouses -> just for the addition which is separated from the non-certified building
2) LEED O+M -> for both the existing and the new addition, after it has been built (if they want to get a certification for the whole building)
My questions would be,
a) Are my options the right methods for the situation?
b) Can we do the NC for the addition, then O+M for the whole project?
c) Could you advise some guidance from USGBC documentation?

Hi Dávid,
I believe your numbered assumptions above are both correct:
1) LEED BD+C NC Warehouses -> just for the addition which is separated from the non-certified building (YES, YOU CAN DO THIS)
2) LEED O+M -> for both the existing and the new addition, after it has been built (if they want to get a certification for the whole building) (YES, YOU CAN ALSO DO THIS)
For your questions:
a) Are my options the right methods for the situation? (YES, I BELIEVE SO)
b) Can we do the NC for the addition, then O+M for the whole project? (YES, THAT IS ALSO AN OPTION)
c) Could you advise some guidance from USGBC documentation? (NOT SURE WHAT YOU MEAN...YOU NEED A REFERENCE FOR WHERE IT STATES THIS?)
