Is the entire building unconditioned?
If only a portion of the building is unconditioned you can treat that portion as unconditioned. Any ventilation in the unconditioned space is then modeled identically as a process load.

The building has two parts. The offices which are conditioned and the storage area which is unconditioned.

Simply model the unconditioned spaces as I had indicated above.

Hi Marcus, If we have a big difference beetween the unconditioned/conditioned area as 46.000m² of unconditioned and unventilated warehouse plus 1.600m² of offices, is the same procedure? Only simulate as conditioned the office?

Ok perfect. My doubts had come because in ASHRAE 90.1:2010 in section 5.1.2.4 say that in climate zone 3 through 8 a space may be designated as either semiheated or unconditioned only if approved by building official.
Now I do this interpretation: it's talking about a conditioned (heating) space, with less than 3.4 Btu/h ft2, is a unconditioned. No, about unconditioned spaces.
On the other hand, what means a building official approval in a LEED project?

For LEED you must meet the mandatory provision in every Section X.4. Beyond that LEED would not really care if you had building official approval for this specific item as it is not a mandatory provision. Whether a space is unconditioned would strictly be based on having no HVAC system installed in the proposed design in that space.
