We have a client who is looking at a project which will consist of four stories of apartments over retail. If the retail component is designed to LEED Core and Shell, can the apartments above be designed to NAHB or standard other than LEED? Will LEED recognize the core and shell retail component if the wood frame above is not designed to be LEED certified?
Essentially, by the IBC the retail component is a separate building (different construction type and occupancy) within a concrete shell. The apartments will be constructed on top of the concrete podium out of wood framing.
MPR 2 for new construction and core and shell mentions the rating system being applied to the building "...in its entirety." Please advise. Thanks.

Phyllis, "in it's entirety" means 'all of it'....the total building. Really LEED CS is not over exacting as basic minimums need only be done to get the building constructed...so unless you have to build a warm shell, then just bite the bullet and complete CS.
