We are working on a project that does not provide any off-street parking on site but parking spaces for employees are leased from 3 nearby parking garages. The parking spaces are not assigned, valet parking service is provided.
Can the credit be obtained if the number of parking spaces leased by contract do not exceed minimum local code requirements for parking capacity plus a 40% reduction from the base ratios is achieved (Case 2)?
Would preferred parking have to be provided?

I would venture that this is achievable, provided that 5% preferred parking is provided for either the entire parking structure OR 5% of the project leased spaces are preferred with signage reserving the spaces for ONLY the LEED project occupants.
