Leased Spaces

Hello,

 

I'm working on a project that leases a kitchen and a dinning room (restaurant). The project owner is not responsible for the HVAC equipment that serve those spaces and their control. Additionally, in the dynamic simulation under EAp2, these spaces are being treted with the Baseline's HVAC equipments. 

Do these leased spaces need to meet the thermal comfort criteria under IEQc7.1? If so how may I achieve thos credit?

Hi Luis, when working with a C&S certification, you usually don't know who the tenant will be, so the credit can be documented using the central HVAC system that is provided by the owner for the core of the building. In your case, where you do know who the tenant is, it would depend on the system being proposed, but you would have to demonstrate that comfort levels will be achieved both in the dining area and the kitchen area considering the radiant temperature from furnaces and the MET for users in those areas. This would also need to be reflected in the Energy Model if you already know that there will be additional HVAC equipment.  I hope this helps!
