Greetings.
I am currently working in a cluster of residential buildings that are being certified under LEED V4- NC, BD+C. We understand that we should have targetted under LEED V4 Residence but did not due to project requirements.
Now We are having issues with meeting the Advanced Energy Metering requirements.
Energy meters will be provided for all the buildings to track energy consumption. Also, energy meters for the energy usage of common areas (elevator lobbies, parking lots, utility rooms, corridors, prayer rooms, etc.) will be provided including monitoring of all energy usage exceeding 10% of whole building energy use.
However, meeting the monitoring requirements of energy end uses on an apartment-to-apartment basis may not be possible or practical. Apartment wise local utility metering will be provided for billing purposes which will also have the details of units consumed.
We were informed by USGBC that we can substitute the credit requirements with LEED V4.1 Residential BD+C Multifamily Homes. Upon reviewing the credit requirement for Whole Building Energy Monitoring and Reporting, we could see that apartment-level energy metering is not required.
Can you kindly provide your valuable feedback on the same?

I agree that implementing this credit in a MF residential project is difficult and costly. Not at all worth the effort IMO.
If you substitute for the MF credit you will likely also have to bundle that with the MF Energy Metering prerequisite. They typically do not allow you to uncouple them. If that is the case you have to install meters for each apartment because it is a part of the prerequisite.
