I have a project that is a tenant fit-out in an existing building. The tenant space has been occupied by previous tenants in the past but was completely demolished of any previous tenant fit-out prior to my project leasing the space. Would my project fit-out be classified as initial fit-out or alteration on the PIf2 form?

I have the same question. Our project involves demolition of 75% of a floor, and then a fit-up with new partition walls. Not sure if this falls under alteration or fit-up, and cannot seem to find any clarification between the two on the USGBC website.

I too am wondering what the difference between initial fit-out (is that empty shell area that does not need to be demo'd?) and alteration (area that involved demolition work? )

Here is the definition from that document:
Alteration: Includes improvement work in addition to the rearrangement of any interior space by the construction of non-bearing walls, partitions, ceilings, and floors, the addition or elimination of any interior door or window, the extension or rearrangement of any mechanical, electrical and plumbing (MEP) or service system (peripheral or core), and the installation of any additional equipment or fixtures. Typically work does not extend to the primary structural components, exterior shell, or roof of the building.
Interior Fit-Out: The installation or application of interior finishes, floor and ceiling systems, non-bearing partitions, furniture, interior doors and windows, and other components that make a space fully usable for the purpose it is intended. A complete interior fit-out is such that no further construction work is needed or intended for occupancy.
Can the USGBC make this any more confusing? These 2 definitions seem to muddy the waters more than anything else... I truly don't understand the distinction, as it seems that a typical commercial TI project would fit under either definition... Does anyone have additional wisdom to share? Thanks!
i was a bit confused about initial fit-out vs alteration, but here’s how i see it – initial fit-out is like setting up a new space from zero, doing all the building and installing. alteration is changing or fixing stuff in a space that’s already done. kinda like how interior fit-out vs interior design is about doing the actual building work versus planning how the space looks and feels. hope that makes sense!
