Hi All - happy to weigh in on this one.
There can be quite a few implications and in many markets, clients still get pushback that "green" leases are "non-standard." That said, there are quite a few resources out there (most of them free) from entities including BOMA (Green Lease Guide) and the Institute for Market Transformation (Performance Based Lease Guidance), that provide both sample langauge and commentary. There are others in the market as well, those are just two examples.
It also looks like most of this pilot credit is likely to carry over as the current draft of LEED v5 has up to 6 points (I believe, though there has been quite a bit of comment and edits to those sections) for incorporating "green lease" provisions, so leases are becoming an increasing part of sustainability, building performance, and risk management conversations (lenders and insurers also asking for evidence of energy budgets, etc. in writing and in leases).
I am also updating leases to meet building performance and emissions standards in the jurisdictions that have (or are likely to) implement them (aspects such as data access and energy budgets) and very high performing projects (including Living Buildings or Platinum level).
