Requirements

Note: This pilot credit is an alternative compliance path for Core and Shell projects to the LEED v4 and v4.1 BD+C credit Optimize Energy Performance for the maximum number of 18 points.

Meet EA credit Optimize Energy Performance for a maximum of 15 points. The number of points attempted for this Pilot ACP combined with the points achieved for EA credit Optimize Energy Performance cannot exceed a maximum total sum of 18 points.

AND

Choose one of the following paths; points are awarded according to Table 1. Path 1 and Path 3 do not require an executed lease. Path 2 requires an executed lease or tenant letter of attestation. Path 4 and Path 5 require an executed lease.

Path 1. Develop a Standard Green Lease (3 points)
Develop a standard green lease document that incorporates the following, at a minimum:
  • Establish tenant fit-out standards
  • Meter or submeter all tenant space electricity use
  • Establish sustainability point of contact for building and tenant

  • In addition, adopt at least 5 of the following best practices into the green lease:
  • Require tenant to pay for tenant’s electric and non-electric energy use and water use
  • Implement cost recovery clause for energy efficiency upgrades benefiting the tenant
  • Disclose tracked common area energy use with tenants
  • Disclose tracked common area water use with tenants
  • Disclose whole-building ENERGY STAR score to tenants
  • Ensure brokers or leasing agent(s) have energy training
  • Implement energy management best practices
  • Require tenants to purchase on-site renewables if offered by landlord and competitively priced
  • Request annual tenant energy disclosure
  • Require minimum energy efficiency fit-out for tenants
  • Establish a tenant energy efficiency engagement and training plan
  • Demonstrate innovation in leasing
  • Meter or submeter non-electric energy sources

  • Provide a Letter of Commitment, signed by the Owner, indicating their intent to incorporate the green lease documentation in each future tenant lease.

    Path 2. Provide Executed Standard Green Lease (4 points)
    Provide documentation of an executed tenant green lease (or tenant letter of attestation) that fulfills the requirements of Path 1.

    Path 3. Achieve Green Lease Leaders Silver Recognition (5 points)
    Achieve Green Lease Leaders recognition at the Silver level.

    Path 4. Achieve Green Lease Leaders Gold Recognition (6 points)
    Achieve Green Lease Leaders recognition at the Gold level.

    Path 5. Achieve Green Lease Leaders Platinum Recognition (7 points)
    Achieve Green Lease Leaders recognition at the Platinum level.
