I'm looking for clearer guidance on how to calculate the Total Construction Cost". Is this to be the estimated cost of construction, or the actual cost of construction?

Mike,
You can use estimated or actual costs. I have always found it more labor efficient to use the estimated costs format, since my actual costs typically end up very close to my estimates anyways. So I use my 100% CD Set Document Estimate to enter estimate costs- I enter all my labor, material, equipment, burden, subcontracts, and purchase orders and take the 45% defualt calculation of that total for the appropriate CSI Divisions. This 45% default calculation is meant to estimate the material costs from your total construction estimate and drives the Material and Resource Credit calculations. Note that depending on the LEED Rating System, your CSI Divisions will vary: NC version 2.2 requires Division 2-10 only; CI version 2 required Division 2-10 and 12; BD+C version 2009 requires Division 3-10, specific Division 31 section and specific Division 32 section; ID+C version 2009 requires Division 3-10 and 12. Please consult the Reference Guide to make sure I have made an accurate statement regarding CSI divisions.
