On the Excel spreadsheet from LEED, there is no space to put either positive or netative points. The line is shown with a "Y" box, is listed as "prereq." and there is no space listing the number of points possible. Maybe I am using the wrong spreadsheet, mine is titled on the top "LEED v4 for Homes Design and Construction: Homes and Multifamily Lowrise". It has colored boxes of green, yellow and tan for the points areas. Maybe I should be using: LEED v4 for Homes Design and Construction Checklist.xlsx? I was reluctant to use the version with macros as I am using the latest version of Open Office. In our case we have 5980 conditioned floor area actual - 4000 (six bedroom std) = 1980 excess area. 1980 / 3400 = 58.2% = 14.5 point negative! Ouch!

Gary, you should find that the +/- points are reflected in the award thresholds for Certified, Silver, Gold, and Platinum; there is no need for you to enter those points anywhere as they are automatically calculated for you.
I don't have any experience moving the spreadsheets over from Excel to Open Office -- good luck with that. I've found over the years that most of the spreadsheets from USGBC have bugs in them somewhere. If you find any, you should be able to get help from your LEED for Homes Provider/QAD.
Sorry, what is QAD? Quality Assurance D....
Sorry -- Quality Assurance Designee
Thanks, had a tough time finding the term.
Gary,
Sounds like you are using the v4 checklist, not the v4 Workbook. The workbook would automatically calculate this value for you. You can find it here: https://www.usgbc.org/resources/leed-v4-homes-and-multifamily-workbook-sample. It does have macros though. I believe that if you don't enable them, that would be ok. It should still work without macros turned on because the HSA is calculated with an equation, not a macro.
Note that for v4, the thresholds do not change with the HSA. They change the amount of points earned in EA.
Also, note that in EA credit Annual Energy Use, if you use the LEED Energy Budget pathway, the HSA is accounted for in the pathway calculations and there is no HSA in addition to it.
I believe your calculations are a little off. 5,980 conditioned floor area with 6 bedrooms where the reference home size is 4,000.
5980/4000 = 1.495 or 49.5%
49.5/4 = 12.375 points
