We are currently working out our FTE's for a 30 storey office building (Core and Shell project)that includes a small area designated as amenity. At this point we are calling it a tenant lounge and conference facility, but we are unsure what it will actually end up being used for. It likely will not be a regularly occupied space and when used most of the users will be tenants. As a consequence I am not sure how to figure out the FTE's for this space. Should I use a general office FTE or does it make more sense to assign a transient number to it instead (since guests of the tenants could use this space) and, if so, how do I determine what value to use to calculate the number of transients?

James, unless the tenant lounge / conference facility would be used by a separate group of occupants other than the office FTEs, you don't need to double-count the FTE users. The CS default occupancy values don't include a number for transients in office buildings, so you should use your best judgment on what makes sense in that type of space (maybe a chair count on a furniture plan?)
