NC-2009 IEQc3.2:Construction IAQ Management Plan—Before Occupancy

Flush Out Challenges

We had enough time (14days) built into the schedule to do a pre-occupancy flushout. However, days 10-12, which happened to fall on a weekend, we lost power to the whole building and the boilers failed to start back up on the generator. The boilers were down all weekend which of course impacted our testing. We had some buffer in there in case something like this happened so we were able to complete our flush prior to the Owner moving in, however it was not done over consecutive days. It took us 18 days to get the required air flow when the calcs said to flush for 13.7 days. Are we ok with that or should we go back and now do the phased flush? Thanks.

Jamie - You are fine. It is not necessary for the flushout be continuous, just that the required volume is achieved prior to occupancy (for Path 1).

Jamie, I agree w/ E H in that you don't need to continuously flushout for Path 1. Just note for future projects that you can't necessarily "go back" to do the Path 2 even if you did the 3.5K pre-cfm flushout. You need to be providing additional ventilation immediately following occupation that is typically higher than code and provide ventilation. That would need to be met.
