I have a US client that is renting a space inside an existing factory to put in it his laundry facilities services. It's a part of a big warehouse, all a big environment, so it won't be possible to change much on the envelope, mainly on lighting system. There is a system of wall fan on one side that sucks air in from outside and on the other side a water chilling system.
Do my client need to comply with this prerequisite? How?

The requirement is only for those systems that are changing. In this case (from my limited understanding of the project), it sounds as if only the lighting would have to comply with the mandatory and prescriptive requirements of ASHRAE 90.1- 2007 as well as a LPD 10% less than ASHRAE maximum for the space type. The Energy Star equipment requirement would also still apply.

Dear Erik,
thanks for the prompt reply.
In this factory there is a ventilation system that is composed by big fan cross flow air system with evaporating cooling pad. Do you think hose need to comply with Minimum Energy Performance Prerequisite?
The fact is that only a portion of the factory aim to be LEED certified (leased area form my client), the building envelop and this ventilation system has been already provided by the building owner.
Thanks a lot!

Is the factory an occupied space? Ensure the project meets the Minimum Project Requirement that it should house at least 1 full time occupant. If so, this would probably be a LEED CI project for the tenant space fitout.
As Erik correctly pointed out, the project has to comply with all prerequisites including EAp2. Remember this addresses only those systems installed by the tenant for occupant comfort within the CI space. The evaporative cooling system installed by the landlord would not be required to meet EAp2 but any additional system paid by your client would be stipulated. These may include fans, lighting retrofits, any pump added to the supply serving the space, a room heater or any other mechanical or electrical system installed during this project.
Iterating Erik's point, the laundry equipment has to meet the energy star component of the prerequisite. Please read the prerequisite properly to ensure all the various sections are complied with.
Hope this helps. We would need more details for further assistance.
thanks
