We are working on a new constuction in Italy under LEED Certification (NC 2009).
An existing building, physically sepatated from the new construction, is located inside the LEED Boundary.
The existing building includes only technical spaces for energy generation, serving exclusively the new construction under LEED certification.
The existing building does not include occupiable or occupated spaces (such as offices, meeting rooms or toilettes): these technical space are occupied only for the extraordinary maintenance operation and remain unoccupied for major of the time.
Due to what stated above, we assume the existing building as Non-LEED-Certifiable Building on site.
Accorting to the MPR#3 for Non-LEED-Certifiable Building on site, we do include all relevant submittals that are allowed and appropriate for eache credits and prerequisite, treating the non-certifiable building as an extension of the certifying building.
My questions are:
1) Do we have to include the gross floor Area of this Non-LEED-Certifiable Building into PI-form2?
2) If the aswer is yes, is it correct to include the related GFA into ’’Existing, renovated or un-renovated gross square footage’’, since the roof will be replaced with new photovoltaic roof?

Fabio, you should not include the gross floor area of your non-LEED-certifiable building in PIf2.
