Envisioning this credit for condo building in Harlem

Residents and condo owners rarely respond to surveys. What % of responses do you expect? If the building does not have parking and less than 10% of residents own cars, could that suffice for all 15 points? Far less intrusion on residents and documentation. Option 3 Multifamily: If we cannot verify public transport patterns from occupant survey (because no one is willing to share personal info), it seems odd that a condo building in the heart of Manhattan can only get 2 points for Alt Transport - no space (or need) for a bike room (bikes can fit in condos), no need to socialize public transport costs among residents (is this for real?) and no parking. And the "Supplemental Strategies" are all geared to luxury buildings with $$ and an organizing landlord.

Hi Charlotte, The minimum response rate needed for the survey is 30%. In order to get a larger response rate, I would recommend offering an incentive for participation, or soliciting the information in a way that ensures a 30% response rate. You mention that only 10% of occupants have cars, therefore a way to cut down on documentation and intrusion on resident privacy would be to exclude the question about each residents car make and model, because it appears that the points can be earned without this information. The project cannot automatically achieve the 15 points. The Transportation Survey is a required component for this credit therefore all points will be given based on the buildings performance in the Transportation Survey. If the building does not perform a survey, the credit cannot be earned. For Option 3, it must be determined by your project team if these strategies could be earned or not. There is not yet published additional guidance for multi-family buildings that specifies other strategies that would be acceptable for compliance, so I apologize for not being able to provide more guidance on how to achieve the two points under Option 3!
