Hi,
I am currently working on LEED CS V2.2 certification for a Residential building in Malaysia and I am facing a problem with the energy modelling.
The air conditioning system will not be provided to tenants by the developer, so do I still need to include any cooling system to the building while doing my energy simulation? If yes, should the system be the same?

You need to use the Appendix G baseline system for your type of building. You can find this on Table G3.1.1A. This needs to be modeled in both the base case and in the design case. Also, depending on when your project was registered (must be before April 24, 2009) then you can take advantage of a sliding scale requirement that was released 2 weeks ago by LEED. http://www.usgbc.org/DisplayPage.aspx?CMSPageID=2089
